25-point Platinum Air Conditioner Maintenance
  1. Clean bottom of air conditioning unit.
  2. Inspect and clean outdoor condenser coil.
  3. Inspect and clean secondary condensate drain.
  4. Test compressor, relays capacitors, and dual capacitor condition.
  5. Test and inspect fan motor amperage. Monitor and record all voltage and amperage draws.
  6. Test compressor motor amperage. Monitor and record all voltage and amperage draws.
  7. Measure and record refrigerant pressures and sub-cooling or super-heat
  8. Lubricate all moving parts and bearings.
  9. Ensure unit is located in a secure environment.
  10. Tighten and inspect high voltage wiring and all electrical components.
  11. Test temperature drop at evaporator coil.
  12. Check that thermostat is secured to a wall and there are no loose wires.
  13. Check that thermostat is +/- 2 degrees of displayed room temperature
  14. Check for proper thermostat calibration and system settings.

  17. Check and clean or replace customer supplied air filter.

25-point Platinum Furnace Maintenance
  1. Inspect and clean burners and burner compartments as needed.

  3. Check and adjust fan switch, pilot light, and pilot burner assembly.
  4. Flush drain trap.
  5. Lubricate all moving parts and bearings.

  7. Ensure insulation around the unit is intact and in good shape.

  9. Inspect gas line and flue pipe for possible leaks.
