Ceiling exhaust fan motor housing

An exhaust fan that isn’t working correctly isn’t just an inconvenience, it’s a moisture problem. In Cincinnati, where humid summers and cold, window-closed winters both concentrate indoor moisture, a bathroom or kitchen fan that’s underperforming or venting into the wrong place works against the home year-round rather than just in one season. And in the city’s older neighborhoods, where a significant share of homes were built before modern venting standards were codified, the fan that’s been running for decades may not actually be doing what you think it is.

Arlinghaus installs and repairs bathroom and kitchen exhaust fans throughout Cincinnati and Hamilton, Butler, and Clermont Counties. We assess what’s actually happening with the fan and the vent path before recommending repair or replacement, and every job is performed by a licensed electrician who handles the wiring correctly and to code. With 7,000+ reviews and a 4.9-star rating and Best in Cincinnati recognition, Cincinnati homeowners trust us with this work, and our Happy House Seal of Approval guarantee backs every job.

Repair or Replace? Signs to Look For

The existing fan probably needs repair when:

  • It runs but the bathroom stays humid long after a shower: motor or airflow has degraded significantly
  • It makes grinding, rattling, or squealing sounds: bearing failure or debris in the housing
  • It vibrates noticeably but moves little air: worn motor or clogged grille restricting intake
  • It won’t turn on at all or turns on intermittently: wiring, switch, or motor issue

A new installation or replacement makes more sense when:

  • The fan is past ten years old and the motor has degraded to the point where it’s moving significantly less air than its rated CFM
  • The bathroom still feels humid consistently despite the fan running, the fan may be undersized for the room or venting incorrectly
  • You’re renovating a bathroom and the existing fan and wiring are original to a home built before 1980
  • There’s no exhaust fan at all is common in older Cincinnati homes where bathrooms were originally built without them
  • The fan model is discontinued and replacement parts are no longer available
  • You’re adding a kitchen range hood where none existed before

We give you a straight recommendation after seeing the fan and the vent path and not a default toward the more expensive option.

Our service tech was knowledgeable and took the time to show us what was going on with our AC unit. I was kept up to date with texts throughout the process before he arrived. He took the time to ask if we had any questions. Would highly recommend Arlinghaus!
Arlinghaus was great to get someone to my home immediately as I was dealing with a burst pipe. Mike Thomas was so kind and professional, and thorough in his work. The rates were very reasonable for the wonderful service provided. I certainly will be calling them back if I have any future issues (though I hope I don't!)
I contacted Arlinghaus to have our hot water heater replaced and water softener system installed. The two techs that came out and worked on our project, Derek Mullins and Claude Jones, were excellent! Super nice guys, kept us informed, and did a fantastic job on our house. I appreciate their professional manner and knowledge on this job and I would recommend them for future work. Thank you guys for restoring the hot water in our house and for installing our new water softener, we are so happy for these upgrades!!

Our Exhaust Fan Installation Process

A properly installed exhaust fan does more than run, it moves the right volume of air, vents it to the right place, and connects to a circuit that meets current code. Here’s how Arlinghaus approaches every installation:

  • Evaluate the space: We assess the bathroom or kitchen size, the existing vent path, and the electrical circuit before any fan is selected or ordered
  • Select the right unit: Fan sizing is measured in CFM (cubic feet per minute); a fan that’s undersized for the room won’t clear moisture effectively regardless of how long it runs
  • Handle the wiring correctly: Bathroom circuits require GFCI protection; we verify compliance and correct any deficiencies in the existing wiring before the new fan is connected
  • Establish a proper vent path: Every fan we install vents directly outdoors, through the exterior wall or the roof, depending on the layout, not into the attic
  • Test and inspect: The fan is run and the airflow is confirmed before the visit is complete

Why Cincinnati Homes Have More Exhaust Fan Problems

Two issues specific to Cincinnati’s housing stock show up repeatedly in exhaust fan service calls.

The first is venting. In homes built before modern building codes standardized exhaust fan venting requirements, which covers a large share of Cincinnati’s pre-war housing stock in neighborhoods like Northside, Walnut Hills, Clifton, and Hyde Park, bathroom exhaust fans were often installed to vent directly into the attic rather than all the way outdoors. At the time it was common practice. The problem is that it deposits warm, moist air into an enclosed attic space rather than removing it from the home, which is exactly the condition that leads to mold growth and structural moisture damage over time. The fan appears to work, it runs, it makes airflow noise, but it isn’t actually solving the moisture problem it was installed to address.

The second is wiring age. Cincinnati’s median home was built in 1951, and roughly 4 out of 10 predate 1940. Exhaust fan wiring in homes of that age may not meet current code requirements, particularly for GFCI protection in bathroom circuits, a safety requirement that didn’t exist when the original wiring was run. When Arlinghaus installs or replaces a fan in an older Cincinnati home, we evaluate the existing circuit as part of the visit and address any code issues before the new fan goes in.

Bathroom Exhaust Fan Installation & Repair

Bathroom exhaust fans are the most common exhaust fan call we see across Cincinnati and in the city’s older neighborhoods, they’re also the most likely to have a problem that isn’t immediately obvious. A fan that runs and makes noise doesn’t necessarily mean the moisture is leaving the building.

Common bathroom exhaust situations we handle:

  • Fan replacement: Swapping an outdated, undersized, or failed unit for a properly sized replacement – including evaluating the existing vent path and circuit before the new fan goes in
  • New installation: Adding a fan to a bathroom that was built without one, including new wiring and exterior vent routing
  • Vent path correction: Rerouting a fan that’s venting into the attic rather than outdoors – one of the most common issues we find in Cincinnati homes built before modern venting standards
  • GFCI circuit updates: Older Cincinnati bathrooms often have circuits that don’t meet current code; we address this as part of the installation rather than leaving it for a separate visit
  • Repair: Motor replacement, switch repair, and housing issues on fans that are otherwise in serviceable condition

Kitchen Exhaust Fan Installation & Repair

Kitchen exhaust fans, range hoods and over-the-range units, serve a different function than bathroom fans but carry the same installation requirements: correct CFM for the cooking equipment, proper duct routing to the exterior, and code-compliant wiring.

Common kitchen exhaust situations we handle across Cincinnati:

  • Range hood installation: New installation where no hood existed before, including duct routing and a dedicated circuit where the wiring requires it
  • Over-the-range microwave with exhaust: These units require correct mounting, duct connection or recirculation configuration, and wiring to a proper circuit
  • Hood replacement: Swapping an outdated or undersized hood for a properly sized unit, including any ductwork modifications the new unit requires
  • Repair: Motor replacement, lighting repair, and control issues on existing range hood units

Keeping Cincinnati Homes Moisture-Free Year-Round

Exhaust fan performance matters in both directions of Cincinnati’s climate. In summer, humidity levels are high and shower steam adds to an already saturated indoor environment without effective ventilation. In winter, windows stay closed, cooking and bathing moisture has nowhere to go, and the same air cycles through the home repeatedly, a condition that concentrates both humidity and airborne particles.

A bathroom fan that runs correctly, moving the right CFM, venting outdoors, staying in good mechanical condition, addresses both. A fan that’s undersized, degraded, or venting into the attic creates a chronic moisture condition that shows up eventually as mold on the ceiling, paint failure around the fixture, or persistent musty odor that doesn’t go away between cleanings.

The fix isn’t complicated, but it requires knowing what’s actually happening with the fan and the vent path before deciding whether repair or replacement is the right approach.

What Does Exhaust Fan Installation or Repair Cost in Cincinnati?

Cost varies based on what the job involves:

  • Repair vs. replacement: A motor or switch repair costs less than a full unit replacement; replacement costs vary based on the fan selected and what the installation requires.
  • Vent path correction: Correcting an attic-venting fan to vent outdoors adds to the scope depending on routing distance and whether roof or wall penetration is required.
  • Wiring upgrades: Older Cincinnati homes sometimes need GFCI circuit updates before a new fan can be installed to code; we assess and price this during the initial visit.
  • Kitchen vs. bathroom: Range hood installation involving new ductwork and dedicated circuits is a more involved job than a straightforward bathroom fan swap.
  • Permit requirements: Some installations require a permit through the City of Cincinnati Department of Buildings & Inspections; Arlinghaus handles that coordination when it applies.

If your project involves vent path corrections, new ductwork, or wiring upgrades in an older home, financing through Synchrony is available to cover the full scope in one visit rather than prioritizing one part of the job now and circling back later. Upfront pricing before any work begins means you know exactly what you’re committing to before we start.
